1. Your identification and personal information
Lenders need to establish who you are. Depending on the lender and mortgage product, this can include a valid means of identification such as a National ID, driver's licence or international passport, alongside personal information such as your address, contact details and date of birth. Lenders also use information such as BVN and NIN for contributor verification. Don't wait until an application is underway to discover that your personal records contain inconsistent names, dates or identification details.
2. Your income and employment documents
The lender needs evidence that you have a reliable source of income from which the mortgage can be repaid. For a salaried applicant, this may include recent payslips, an employment or confirmation letter and other employment information requested by the lender. If you're self-employed, expect the lender to look more closely at how your income is generated and whether it can be verified consistently. Your salary figure is only useful if you can support it with credible documentation.
3. Your bank statements and existing obligations
This is where many applicants underestimate the level of scrutiny involved. A lender isn't only interested in what you say you earn; it also wants to understand your financial behaviour. Recent bank statements can help show income inflows, existing loan repayments, spending patterns and other obligations. If your bank statement tells a different story from your application, it's better to identify that issue before the lender does.
4. Documents relating to the property
Your mortgage application isn't only about you; the lender also needs to be satisfied with the property being financed. Depending on the transaction and lender, documents can include the property's title document, approved building or layout plans, valuation report and relevant sale or ownership documents. Don't assume that every property advertised for sale is automatically suitable for mortgage financing.
